What do I need to apply for a rental property?

You’ll need a valid form of identification, proof of income, and one year of residential history with contact information for rental references.

Is there an application fee?

Yes. Each applicant is required to pay a non-refundable application fee as stated in the property listing.

How much income do I need to qualify?

Applicants must have a combined gross income of at least three (3) times the monthly rent.

Do all adults need to apply?

Yes. Every resident aged 18 or older must complete a separate rental application.

How long does the approval process take?

Once all required documents and fees are submitted, applications are typically processed within a few business days.

What happens after I’m approved?

If approved, you’ll receive instructions to sign the lease and pay the necessary fees to secure your new home.

How do I pay rent?

All rent payments are made securely through your AppFolio Tenant Portal, where you can pay online using your preferred method and set up automatic payments.

How do I submit a maintenance request?

You can submit maintenance requests anytime through the AppFolio Tenant Portal. Our maintenance team will review your request promptly and schedule service as soon as possible.
